We work on projects all across Canada and the USA, and pride ourselves as consulting engineers who support the window and door manufacturers. Our firm offers a variety of services, including specialty structural engineering on residential/commercial projects, NFRC thermal modelling, window replacement projects, shop drawings services, and fenestration-specific environmental product declarations.
The Process
There are many ways to go about performing a Window Replacement project. Whether you are a Manufacturer/Glazing Contractor looking to have us join your team or an Owner(s) seeking a Registered Professional's oversight, we will walk you through two of the most common approaches:
As a Manufacturer/Glazing Contractor: If you are a Manufacturer/Glazing Contractor and you have a Window Replacement project that you have been awarded, you will be required by the municipality to have a Registered Professional involved to ensure that the window replacement meets current building codes/bylaws. In British Columbia, you will typically need the following:
Architectural Drawings
Owner's Undertaking letter
Strata Council Letter (if this is a strata property)
Schedule A - Confirmation of Commitment
Schedule B - Architectural/Structural
Schedule D - Building Envelope Design.
At Layton Consulting, we can assist the manufacturer/glazing contractor by undergoing pre-tender design development, structural analysis, site specific thermal analysis, building envelope consulting, and architectural drawing preparation.
As an Owner(s) or Corporation: If you are an Owner(s), you may wish to request the services of a Registered Professional to guide you through the sea of windows/doors, frame types, IGUs, and coatings in the market. We can assist the Owner(s) with educating and guiding them towards the options that are important to them, without losing sight of constructability and budgetary constraints/expectations. During the design development phase, our team will provide the Owner(s) with a Window Condition Assessment report highlighting the condition of the windows/doors and outlining possible options for the Owner(s) to consider. Once the process of design development is completed, we will provide the client with a set of construction drawings/specifications to confirm the scope of work and submit for building permit. If the window glazing contractor has not been selected yet, we will assist with performing tendering services from a list of reputable glazing contractors that we have worked with to get you the most competitive price. Once the project kicks off, we're there to verify the work is being done in conformance with the project documents, help with resolving deviations with as-built conditions, and coordinate close-out/warranty documents.
